Charles Green: Rangers property worth £80million

RANGERS chief Charles Green claims Ibrox and the Murray Park training facility are now worth £80million â?? despite having paid only £5.5million for the entire club just five months ago.

Greenâ??s consortium struck a controversial cut-price deal with administrators Duff and Phelps to buy Gers in May.

 

The cash was mostly swallowed up in fees for the finance firm, leaving the clubâ??s creditors with just a tiny fraction of what they were owed.

 

Now Green claims to have had a valuation done on Gersâ?? properties, showing a vast increase in value.

 

And he hit out at claims his £25million valuation of the club ahead of a proposed £20million share issue was exaggerated. Green said: â??I think it is incredibly low, because we have a valuation on the properties â?? from an independent source â?? valuing them in excess of £80million.

 

â??This is not Charles Green over-egging â?? these are the figures.â?

Only £80 million? He's slipping. Murray had them worth over £100m IIRC.

 

I wonder what the basis of the valuation is? Murray had them valued on a replacement cost basis which was a total irrelevance. If you own a house that would cost £300k to rebuild but you can only sell it at 200k because of the area it is in, what is it worth? 200K, of course. The fact that it would cost you more to rebuild than you can sell it for means absolutely nothing to anyone, other than perhaps an insurance company.

 

It's disappointing that Green is going down the same accounting road as Murray did.
